Abstract: Housing price is influenced by many factors, among which the allocation of urban public service facilities is one of the important factors that affect housing prices. It is of certain significance for the government to evaluate the impact of public service facilities on housing price. In this paper, urban public service facilities are divided into six categories, and the secondhand housing prices in nine districts of Chongqing are taken as the research object. The spatial lag model, one of the spatial econometric models, is used to study the spatial impact of public service facilities in different types and regions on housing prices, and the following conclusions are drawn: 1) different types of public service facilities have different effects on housing prices; 2) public service facilities in different administrative regions have different effects on housing prices; 3) the influence of education, cultural and sports services and commercial entertainment on housing prices decreases with the increase of distance; 4) the impact of medical and health services on housing prices is not significant. This paper helps us realize that different kinds of urban public service facilities have different effects on housing prices, which helps housing buyers judge eligible housing prices and locations.

摘要: 住房价格受到诸多因素影响,其中所在地区的城市公共服务设施是影响住房需求进而影响房价的重要因素。科学评估城市公共服务设施对房价的影响,对于优化公共服务资源配置、提高城市规划精准性具有重要意义。使用百度POI数据并将城市公共服务设施分类,以重庆市主城九区二手房房屋交易价格为观测对象,采用空间滞后模型,研究不同类型、不同区域的公共服务设施对房价的直接影响和空间溢出效应。不同类型公共服务设施对房价的影响具有显著差异;公共服务设施对房价的影响表现出显著的空间异质性;教育、文体服务和商业娱乐设施显著影响房屋价格,同时呈现明显的空间溢出效应,且随距离增加而减弱;医疗卫生服务对房价的影响不显著。呈现不同类型城市公共服务设施对房价的异质性影响,为优化城市公共服务资源配置提供借鉴。
